Duties or functions of maintenance department:
           Inspection:
  • Inspection is a process to check the standard schedule of the plant provision, to inspect their condition and also to check if any repair is required.
  •  Inspection makes sure safe and efficient operation of machinery and apparatus.
  •  Inspection gap between two successive inspections depends upon the intensity of the use of the apparatus. For example, we need to look over the belt over machine regularly.
  •  Maintenance items collected from vendors are also evaluated for their fitness.
    Engineering:
  •  Engineering involves to modifications and developments in existing apparatus and establishments to minimize breakdown.
  •  Maintenance department also take up engineering and supervision of constructional projects that will be ultimately a part of the plant.
    Maintenance:
  •  Maintenance of living plant equipment which is building and other service potential such as yards, roadways, sewers and central stores etc..,
  •  Preventive maintenance is to prevent the breakdown by lubrication, adjustment, Repair and well planned the inspection.
    Repair:
  •  Maintenance department carries out repair to reduce the undesirable condition discovered during the preventive maintenance inspection.
  •  Such a repair is unscheduled work which is of an emergency nature, and it is mandatory to correct breakdown.
    Overhaul:
  •  Overhaul is a process of planning, scheduling, replacing, reassemble and reconditioning of plant provisionslike machinery, etc.
    Construction:
  •  Maintenance department can also issue the apparatus and personnel to take up construction work also.
  •  This department handlesconstruction of wood, brick, cement, steel structure, electrical installation, etc.
    Salvage:
  •  This department may also hold the function of segregation, reclamation, grain of production scrap or surplus material.
    Clerical jobs:
  •  Maintenance department keep records of the important features of construction and production machineries; water, air, and oil lines; electrical installation; transportation facilities like conveyors, elevator, cranes, etc.  


Types of maintenance:

  1. Preventive maintenance:

It is periodical inspection and service activities which are aimed to detect potential failure and perform minor adjustment or repairs which will prevent major operating problems in future.A good example of this would be changing engine oil of an IC engine propelled automobile periodically to prevent over heating of the engine which potentially reduces the fuel economy and lifetime of the engine.

  1. Corrective maintenance:

Corrective maintenance also called breakdown maintenance include tasks that are performed in order to correct and restore the faulty system and article. An example of this would be replacement of propeller shaft in case of rear wheel drive vehicles which has broken down due to excessive load or impact.

  1. Risk-based  maintenance:

Risk-based maintenance is maintenance that addresses danger-sensitive system and machinery. This type of maintenance decides the most economical way to resolve an issue, in order to correct a system or minimize danger. E.g. Oil and gas industry requires extreme precautionary measures to be undertaken to prevent the failure of high pressure oil pipelines.  

  1. Conditional based maintenance:

Conditional based maintenance is implemented to improve maintenance agility and responsiveness, increase operational availability, and reduce life cycle total ownership cost. E.g. observing the pressure on equipment with water system.
